Building/Grounds Maintenance 

Location: Grand View Terrace Apartments, Algoma, Wisconsin

Reports To: Property Manager

Employment Type:  Permanent Part-Time 20 hours/week 

Job Summary

Maintenance is responsible for keeping the apartment building and grounds safe, clean, and in good working order. This position performs routine maintenance, repairs, and preventative upkeep of apartments and common areas to ensure quality living conditions for residents.

Essential Duties and Responsibilities

  • Perform routine maintenance and repairs for apartments, including:
    •  Plumbing (leaks, clogs, fixtures)
    • Electrical (outlets, switches, lighting)
    • Carpentry (doors, locks, cabinets, drywall)
    • Painting and minor renovations
  • Prepare apartments for new residents, including inspections and unit turnovers
  • Respond promptly to maintenance work orders and emergency maintenance calls
  • Perform preventative maintenance on building systems and equipment
  • Maintain common areas, including hallways, laundry rooms, and mechanical rooms
  • Assist with basic grounds maintenance, such as snow removal, trash removal, and minor landscaping
  • Identify maintenance issues that require outside contractors and report them to management
  • Follow all safety procedures and use tools and equipment properly
  • Maintain records of work completed and materials used
  • Provide courteous and professional service to residents at all times
  • Report health and safety issues

Qualifications

  • High school diploma or GED preferred
  • Minimum of 1–3 years of maintenance experience, preferably in residential or apartment settings
  • Working knowledge of plumbing, electrical, boiler heating systems, forced air furnace, generator, elevators, automatic door openers, and general building maintenance
  • Ability to use hand tools and power tools safely
  • Ability to work independently and manage time effectively
  • Ability to read technical manuals and drawings
  • Ability to pass background and suitability screening, as required for Housing Authority employment
  • Availability to respond to occasional urgent/emergency calls evenings and weekends

Physical Requirements

  • Ability to lift up to 50 pounds
  • Ability to stand, walk, bend, kneel, climb ladders, and work in confined spaces
  • Ability to work indoors and outdoors in varying weather conditions

Work Schedule

  • Flexible within regular business hours with occasional evenings or weekends

Preferred Skills

  • HVAC certification or trade certifications
  • Experience working in occupied residential buildings
  • Strong problem-solving skills
  • Good communication skills

Housekeeper/Custodian 

Location: Grand View Terrace Apartments, Algoma, Wisconsin

Reports To: Property Manager

Employment Type:  Permanent Part-Time 12-16 hours/week 

  General Description

Custodian role is to perform housekeeping duties in all public areas, plus clean out apartments after tenant move-out. 

Position Summary

The Custodian will work in a public housing apartment building. This individual cleans and keeps in an orderly condition all common areas of the building. The general responsibilities of the position include those listed below, but administration may identify other responsibilities of the position. These responsibilities may differ among the needs of the building.

General Responsibilities

All work performed will be assigned to a service category. These categories are established to provide safe, decent, sanitary housing in the most cost-effective manner possible.

  1. Priority 1: Hazardous Situations 
  2. Priority 2: Vacancies
  3. Priority 3: Planned Operations and Services


  • Assist with hazardous situations such as flooding or wet floors, icy entrances, etc.
  • Normal preparation of vacant units for re-occupancy such as cleaning cabinets, appliances, sinks, showers, toilets, light fixtures, ceilings, walls, floors, windows, screens, heat registers, etc.
  • Cleans office, common areas, lavatories, laundry rooms, halls, food service areas, and any other areas that may require attention.
  • Sweeps, mops, scrubs, buff hard floors and vacuum carpeting in hallways, stairs, and office.
  • May perform hard-surface floor scrubbing, stripping, and refinishing, as well as carpet spot cleaning and extraction, which require the use of mechanical equipment.
  • Cleans light fixtures, vents, ceilings, walls, furniture, windows, and window coverings.
  • Will be required to use cleaning chemicals properly and safely per manufacturer and employer standards.
  • Empties trash and garbage containers.
  • Refill paper towels and hand soap.
  • May perform routine equipment maintenance and make minor repairs.
  • Move furniture and set up tables and chairs before and after events, and in preparation of floor maintenance.
  • May need to shovel snow and salt in front of entrances.
  • Notifies supervisor concerning any need for any maintenance repairs or additions observed.
  • Performs all work in accordance with established safety procedures.
  • Reports all accidents and injuries in a timely manner.
  • Participates in safety meetings, safety training, and hazard assessments.
  • May perform other duties and responsibilities as assigned.

Experience/Knowledge

  • High School diploma, GED, or equivalent experience.
  • Two years’ experience in custodial work or demonstration of ability to perform duties of the position. 

Qualifications & Requirements

  • Knowledge of proper and safe use of applicable custodial equipment is a plus, but not required.
  • Ability to change cleaning schedule at a moment’s notice.
  • Ability to make independent decisions with minimum of supervision.
  • Appropriate maturity of judgment and behavior.
  • Maintains high standards for work areas and appearance.
  • Attendance for scheduled shift on time.
  • Ability to show compassion and empathy to people, especially seniors and disabled. 

Skills/Aptitude

  • Ability to learn and use established techniques for the efficient and compliant completion of duties.
  • Ability to present self in a highly professional manner to others and understand that honesty and ethics are essential.
  • Ability to maintain a positive attitude.
  • Ability to communicate with co-workers and other departments with professionalism and respect.
  • Ability to maintain a professional relationship with supervisor, coworkers, contractors, tenants, visitors, and caregivers.
  • Good attention to detail.
  • Ability to work well under pressure.
  • Adequate/reasonable oral and written communication skills.
  • Ability to work well alone and in a team.
  • Knowledge of and proficiency in all OSHA and local requirements related to all assigned work.
  • Ability to read and understand MSDS. Will be exposed to various cleaning chemicals. 

Physical Requirements

  • Good vision or corrective lenses for close, distant, peripheral, depth perception, and focus.
  • Significant walking or other means of mobility.
  • Ability to work in a standing position for long periods of time (up to 4 hours).
  • Ability to reach, bend, stoop, push and/or pull, and frequently lift/move up to 40 pounds.

Working Conditions:

  • Mostly indoors with some outdoor activities.
  • The noise level in the work environment is usually low to moderate.
  • Wear protective clothing and/or Personal Protective Equipment required by the work environment.
  • Exposure to various cleaning chemicals.
